I close Thursday, furniture delivery Friday (plus plumber coming for estimate), big moving day on Saturday. I should be a Worcester resident by Sunday.

And I’m moved! Mostly. Living in the new house, at least. Few more trips back and forth for little things/sorting/mail.

Yeah, we were notified of that as well and it prompted a hospital-wide "DON'T CLICK ON SKETCHY THINGS, YOU IDIOTS" email. We send out test emails all the time now, to try to trick people into clicking links. I got one a few weeks ago and forwarded it to the help desk - they confirmed for me that it was a test and that I'd passed the test. Yay me?

Apparently people get phished at least once a week. It's crazy. There's a giant yellow and red banner on any email from outside the network.

Yeah, but people are really stupid so ...

We just had a 50+ "reply all" email chain on Monday. It was glorious watching all the predictable responses coming in.

My favorite is the people that reply "Unsubscribe" that are using the same logic Michael Scott did when he declared bankruptcy.

Nothing quite like when it happens at my company with over 100K employees worldwide. I had to delete like 2000+ emails one time. It was epic.

as of 2:00 they've started stripping attachments from any emails that come from outside our system. Makes it pretty damn hard for me to do my job.

I listed my condo Wednesday early afternoon, had 3 offers at or over asking by 2 PM on Thursday and accepted one a few hours later. Phew. I was really worried it would linger around the holidays.
I see it’s still a sellers market. Congratulations.

How long does a closing typically take? Should I be blocking out the whole day or a few hours?
The actual closing typically only takes a couple of hours but I would block out the day just in case of unforeseen issues such as lawyers running late, paperwork that might have to get reprinted, etc. for example we got delayed about 2 hours because they spelt my wife’s first name wrong on all the paperwork and had to reprint it.

Yeah it's super weird now too. In MA you used to all gather at the registry of deeds and do it there, in person, and file right away. You'd walk out with the keys (or a fat check). It took a couple of hours unless something like what happened to Salem happens.

Now in MA it's virtual and takes forever. The actual signing happens with your lawyer alone and takes maybe an hour, but depending on how busy the day is at the courthouse and how busy your mortgage company is, it may take forever. Schedule it as early in the morning as possible.

Example - our closing was scheduled for 9:30 AM. We didn't get the word that it had been filed and accepted by the registry until almost 3.

I didn’t realize that everyone had to go to the registry right before Covid hit. When we closed in 2011 we did it right at our attorneys office.

Congrats!

I've been in underwriting for over 1.5 months on a refi with little to no movement. I guess they are doing the sales before the refi's and are slammed with them. Was hoping to get the ball rolling on a kitchen reno by the end of this year but now I'm just hoping to have a closing date before the end of January or something like that.

Congrats!

I've also heard that refis are crazy delayed. The volume is insanely high.

It took fucking 4 hours for the wire transfer to be completed but we’re homeowners. It’s a great feeling.

I bought my house almost 3 years ago (wow) and it's come so far since then. It wasn't a fixer/upper or anything, but it was rough around the edges and a lot of the stuff was low quality builder's grade. Since then, we've re-done the kitchen, re-done the bathrooms, put in new carpeting, and re-did the lawn/landscaping. It feels like our house, and a totally upgraded house from the one we bought.

Re-doing my office is next and probably some cosmetic stuff like painting indoors over the winter, then it's a new deck next summer. The list never ends.

Yeah we’re going to do our bathrooms both over, rip up carpets and lay wood floors down upstairs, and paint before we move in.

We've done nothing too crazy thus far. Before we moved in we got the floors refinished and we also painted the joint head to toe. About a month after we moved in we discovered a serious plumbing problem where our sewage line was broken or offset somewhere between my house and the main in the street. Side note- next time I buy a house I'm paying someone to snake the sewage line and make sure there's not problems. Anyways, we had to have the street and our driveway cracked open to replace the line. Fun. A few years later we needed the roof done. We knew this would happen, our home inspector told us when we bought the place that the roof was 25 years in to a 30 year roof. Next up was our front steps that started to fall apart. Turns out masonry work is crazy expensive so we just got them fixed instead of replacing the whole thing. It's not the most aesthetically pleasing set of steps but it's not horrible and nobody will die on them My wife found some random guy off Facebook to do the job and it was a bit hairy but eventually got done to our satisfaction. Never again will we do that though.

Learn from my mistake. Only use licensed contractors. We had an amateur do shitty work and bleed all over the place and had to pay someone else just as much to re-do everything.

My new house was move-in ready. We got about $5000 off when the home inspector noticed a potentially expensive plumbing issue, but that cost us $400 to fix ultimately.

Now, naturally, a 1980's vintage direct vent gas heater in an addition (also built in 80's) doesn't work, and finding people that will work on those is impossible. Also, plumbers simply never return calls.

Also - I've had a buddy who's furnace just went (and almost released enough CO to kill him and his family if not for his CO detectors) and another buddy who's hot water heater blew today.

2 lessons:

1. Make sure you CO monitors work
2. Get regular maintenance on your HVAC systems. I just submitted the request for mine today.

Our guy was licensed. He just did a zillion jobs at once so he'd work at our house for an hour then go off to another job. So a cumulative 4-5 hours of work stretched over a week. It's just a bit nerve wracking when your front steps are turned into rubble and you wonder if the guy is going to come back and finish hat he started or if I'm going to have to find a way to finish it on my own.

If I was buying a house today I’d have the inspector pull down every smoke and CO detector and check the manufacturing date. They only have a 10 year lifespan and should be replaced after that. I’d want them all replaced if they were out of date.
I’d bet the vast majority of homeowners have no idea how old their detectors are and only replace when they start to beep uncontrollably.

Awesome! Congrats.

It starts feeling less great as the $10s of thousands head out the door!

I’m kidding. We’re bummed we’re not in yet, but so happy to be getting out of our townhouse. Heading over today to scout where the drops for the AC are going to go.

So far, we had trees cut back, fence installed, roof cleaned up, solar vents installed, tiles replaced in one bath, some closet doors replaced, a couple plumbing issues fixed, with a couple more on the way, and my electrician buddy is coming in next week to do a few things. AC installed from 12/7-14, framed and walled in by 12/18 and there’s a tiny outside chance we can be in before Christmas.
