Wondered the same thing.
If so:
(1) Theo agreed to leave him exposed.
(2) We were comfortable with the risk that a team ahead of us picked him
Of course, there's the possibility that both teams have also agreed that Theo won't take him back if he doesn't stick on our major league roster.

If it is compensation then there was no reason to take the risk someone else would pick him. They could have just sent him to us. So no, I don't think it's compensation.

I think you're missing the point. If the Cubs had just traded him as compensation, the Sox would have had to put him on the 40-man in order to protect him in the Rule 5 draft and risked exposing someone else.If it is compensation then there was no reason to take the risk someone else would pick him. They could have just sent him to us. So no, I don't think it's compensation.
(edit) This may be moot since, according to BA, the Sox traded him to the Astros.

After selecting him in the rule 5 draft, you also need to add him to the 40 man. I don't see the benefit.

Why wouldn't the Cubs just wait until after the draft, then send him to the Sox without any of the Rule 5 restrictions? The Sox would have to keep him on the 25-man all year if they picked him as a Rule 5 pick.I think you're missing the point.
